The law that affects Landlords and Tenants is The Residential Tenancies Act. We suggest you read the Act, and you can download a PDF for free from here: Residential Tenancies Act [PDF 270 KB, 120 pages]

When you enter into a contract with a tenant, you will both sign and be given a copy of the Tenancy Services tenancy agreement, it has a summary of the main points of the Act on the back, clearly setting out both yours and the landlord’s rights. They are as follows:
