What kind of house makes a good rental property?
If you are thinking of investing in property, you want the best tenants to rent your property, so we advise investors to think like a tenant and find a property that is appealing. Tenants like houses that are: - Warm and comfortable.
Poorly insulated and properties that are hard to heat tend to be vacated as soon as winter bites, or tenants don’t renew their leases and move out as soon as they can, and they can be hard to re-let.
- Low maintenance.
Even though the maintenance is our problem, the less you need to get done the better, and tenants don’t want to be in a home where everything is run down. A small garden and small lawn is usually a good idea, especially if you are likely to be letting to working people or students.
- Location.
Tenants like houses near town, close to universities and colleges, close to bus stops and close to good schools (especially primary). Some tenants like areas with lots of people, parties and noise, others like quiet neighbourhoods.
- Visible from the street.
If your property is able to be seen from the street, it makes it easy for us to drive past if we have any suspicions that all is not as it should be, and if we can see that the grounds are not being looked after or the house is a mess we can arrange an inspection.
