What can Breeze do for you?

We manage everything to do with managing your investment property, and that includes;

  1. We will find the best tenant. We have a detailed selection process that has been proven to find tenants who pay their rent on time, look after our client’s investments and don’t disturb their neighbors.
  2. We will ensure your tenants don’t miss their rent. The day after your rent was due we check your account, and if the rent wasn’t paid we contact the tenant immediately and ensure your rent gets paid.
  3. We will keep on top of the condition of your investment. Every 3 months we conduct a detailed inspection and if anything needs doing we will let you know and if your tenants need to do anything we make sure they do it immediately.
  4. When something needs to be done, we make it happen. If maintenance or repairs are required for your investment we will either arrange for one of our recommended tradespeople to do the work, or use someone of your choice. We have carefully selected tradespeople who do a good job, do the job quickly and charge a reasonable rate.
  5. We will provide you with detailed reports and financial data. We will keep you informed about everything to do with your investment, and at tax time we will supply you with a detailed breakdown of costs and income to make your tax return as easy as possible. You will be able to access your account online, so can check yourself to see how things are going.
  6. We will attend mediation on your behalf. If there is a dispute, we will attend the disputes resolution meeting on your behalf (unless advised otherwise) and ensure that your interests are looked after.
  7. We will conduct initial and final inspections for you. When a tenant moves in, we will inspect your property with them, and make sure that they are happy with the way things are. Then when they move out, we will conduct a final inspection with them, and if there is anything wrong that wasn’t noted in the initial inspection, we will ensure it gets dealt with appropriately and any costs are taken from their bond.
  8. we will look after all documentation for you. We will prepare a tenancy agreement when the tenant moves in, conduct any communication with the tenants for you and lodge the bond with the Department of Building and Housing on your behalf.
  9. If you want the property vacated, we will serve notice for you.
